LEASING AGENT

Classification: Non-Exempt

Reports to: Community Manager

Summary

The Leasing Agent is accountable to protect, maintain and enhance the value of real estate assets to maximize the owner's financial return and for the benefit of the residents, consumers and the community. This is accomplished by direction and coordination of the property’s operational activities and leasing. This incumbent represents the property owner to both the residents and the public. Answers non-routine correspondence and assembles highly confidential and sensitive information. Deals with a diverse group of important external callers and visitors as well as internal contacts at all levels of the organization. Independent judgment is required to plan, prioritize and organize diversified workload, follows company rules and procedures.

1. Demonstrate a positive, professional and client-oriented attitude about the company with coworkers, tenants, clients and the public whether contact is by mail, telephone or in person.

2. Administer leases on each project including promptly synopsizing new leases, reviewing all resident billings, analyzing lease clauses, preparation of vacancy reports, enforcing resident’s compliance and performing landlord obligations. Identify leasing prospects and respond to routine leasing inquiries. Interface with leasing representatives/brokers and assist to assure properties are leased/re-leased promptly.

3. Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference.

4. Coordinate collection and documentation of all revenues following lease obligations of resident’s and the owner's policy on accounts receivable. Collect delinquent accounts promptly. Communicate with Area Property Manager, Community Manager, and/or accounting department to ensure accuracy of rent roll and accounts receivable.

5. Manage resident relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns. Assist in managing resident up-grade work, as needed or assigned. Represent ownership at promotional meetings of merchants. Complete regular residential sales analysis to assure thorough information on properties and accurate, timely overage billings.

6. Establish and maintain collaborative working relationships between coworkers and particularly with other members of the construction team and participates in team meetings.

Work Environment

This job operates in a professional office environment, however walking outdoors occurs frequently.
This position routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands; and reach with hands and arms.

This would require the ability to lift files, open filing cabinets, walk, stoop, bend, kneel and stand as necessary. Occasionally lift up to 25 pounds.

Preferred Education and Experience

  • Bachelor’s degree or equivalent vocational/technical training.
  • Four years of experience in property management.
  • Courses in real estate.
  • CSM, CPM or RPA credentials.

You must be willing to learn to be proficient in all aspects of leasing and sales necessary for the effective leasing of the property. This includes: planning, executing leasing activities, conducting tours, closing leases, establishing and maintaining positive relations with prospects and residents. High proficiency in computer software, technology and technical skills, strong effective communication skills. Ability to work independently with self-motivation and leadership skills. Prior sales position is preferred. This position will normally work Saturday/Sunday, plus three days during the week with occasional additional nights required to coordinate and assist with resident/community events. Other tasks would include maintaining up-to-date information to assist in the relocation of possible tenants to the property. This position will also record service requests, assist residents, walk the property or marketing window; open and perform light housekeeping in models and common areas.

Job Type: Full-time

Pay: $16.00 - $19.00 per hour
