Job Objective(s)
To keep outside grounds and areas of the property clean, orderly and pleasant. To shovel and spread salt/sand when and where needed. Provide an environmentally safe and clean setting for the residents and guests of the property. To perform caretaking duties as needed. To be on-call on a rotating schedule with the caretaking staff.

Job Responsibilities and Duties
Essential Responsibilities
  • Maintain a high level of customer service
  • Grounds Keeper
  • Caretaker

Duties Include:
  • Tour entire property (daily) to assess cleaning needs
  • Assist with grounds work, e.g., sweep sidewalks, water plants, remove snow, distribute salt/ice melt, etc.
  • Work closely with grounds vendor and schedule additional services as needed
  • Pick up paper and debris from main entrances and around property
  • Pick up trash containers and empty into large bins
  • Use leaf blower to keep walks and ground free of debris and salt
  • Clean up after dogs when needed
  • Empty and clean pet stations as needed
  • Walk garages and make sure no cars are parked illegally
  • Clean garage area trash rooms and make sure they stay clean and fresh. Power wash as needed
  • Empty waste receptacles and clean trash room daily
  • Clean trash chutes on each floor as needed
  • Replace light bulbs as needed
  • Turn lights on and off in all storage rooms and supply closets.

Caretaking duties:
  • Clean common areas (i.e., party room, fitness center, laundry room, hallways, elevator areas), offices and other assigned areas
  • Clean vacated apartments in preparation for new resident move-in
  • Vacuum, spot clean and shampoo common area rugs and carpets; sweep, scrub, mop and wax and polish floors
  • Clean and restock restrooms
  • Dust, clean and polish furniture and woodwork; polish metal work
  • Assist in washing windows, walls and doors as needed
  • Wash windows, walls and doors
  • Clean and adjust shades and blinds

Other Responsibilities:
  • Take routine care of custodial equipment and materials
  • Move and arrange furniture and equipment
  • Assist with repairs
  • To follow on-call schedule
  • Deliver communications from property management office to residents as necessary
  • Assist property management/leasing office as requested, e.g.
  • Attend staff meetings as required
  • Maintain and safeguard confidential information
  • Remain flexible, receptive and adaptive to change
  • Understand and apply basic principles of good housekeeping and safety
  • Perform other related duties as requested by supervisor
  • Able to read, write, spell, do basic math, and speak and understand English

Physical Requirements (based on essential responsibilities)
Must be able to frequently perform tasks such as, but not limited to, those listed below:
  • Bend and squat to the floor to pick up debris, trash containers, and to use cleaning tools and products, etc.
  • See objects within 35 feet to monitor work areas, i.e., determine areas that are in need of cleaning
  • Discriminate colors to read warnings, labels, wires, etc.

Must be able to continuously perform tasks such as, but not limited to, those listed below:
  • Move, push, pull and/or lift objects weighing 10 to 25 pounds
  • Use hands and arms for simple grasping, pushing and pulling to sweep, mop, use containers of cleaning solution/chemicals, etc.
  • Perform tasks requiring actions of muscles or groups of muscles to walk, stoop, bend, lift, and to carry objects
  • Perform tasks requiring foot and/or hand to eye coordination to dust, clean, etc.
  • Walk and/or stand for prolonged periods of time
  • Speak clearly and make self understood in face-to-face interactions
  • See objects closely to read directions, instructions, chemical warnings, etc.
  • Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc.

Equipment
Must be able to operate:
  • Vacuum (upright and hand-held), edger, mop, broom and other floor cleaning machines
  • Motorized vehicle (i.e., lawn tractor, golf cart, snow removal equipment)

Environment
The Grounds Keeper works indoors in a climate-controlled environment approximately 75% of the time. The Grounds Keeper will be exposed to seasonal conditions in outside weather approximately 25% of the time while performing external tasks such as grounds work or trash removal. May experience extreme temperatures: lowest cold temperature of -20 degrees F and highest hot temperature of 100 degrees F.

Working Hours
The Grounds Keeper's work schedule and hours may vary from week to week, month to month and from property to property. The Community Manager at each site will estimate the average number of hours per month required to complete the responsibilities. Grounds Keeper is required to participate in on-call rotation and may be required to work beyond the normal schedule.
