SUMMARY:
The Project Director/Senior Project Director is responsible for a variety of project management tasks coordinating and overseeing the architect and general contractor during construction; interfacing with elected officials and municipal staff; utilizing complex financial models necessary to analyze the feasibility of development projects; and creating investor/lender presentation packages. Assists in the preparation and tracking of project budgets and project proformas to ensure that development projects are completed on schedule, within budget and in compliance with the terms of joint venture and loan agreements.

  • Assume Single Point-of-Responsibility (SPOR) for multifamily projects through all phases of development.
  • Interface and coordinate daily with designers, general contractors, architects, marketing consultants, legal team and internal staff to manage project lifecycle.
  • Develop project budgets and schedules and work with team to track potential changes to schedule and budget.
  • Support senior staff with selection of various team members and negotiate and manage 3rd party contracts.
  • Attend project meetings and hearings during permitting process and support senior staff with various follow-up work.
  • Review permitting documents and coordinate with consultants to provide technical feedback/assistance.
  • Maintain project plans, reports, images, etc. and track project details as design evolves (update construction cost estimates, gross and rentable square footages, etc.)
  • Maintain & update development materials for internal review and presentation, includes project reports, budgets, and schedules.
  • Develop and maintain real estate proformas, financial models, budgets and relevant project reporting tools.
  • Coordinate with other disciplines within the organization to coordinate and integrate leasing, operations, acquisitions, and financial reporting.
  • Conduct detailed market surveys and perform a quantitative and qualitative analysis of competitive landscape.
  • Follow company policies and procedures at all times.
  • Complete required trainings as assigned.
  • Attend required meetings as requested.

REQUIRED EDUCATION/EXPERIENCE:
  • Bachelor’s degree in Architecture, Engineering, Construction, Finance or related field and 5 years’ experience in property management, real estate or related field or equivalent combination of education/experience.
  • Demonstrated performance in a broad array of development experience including permitting, design, construction, finance, and leasing. Highly effective communication, presentation and listening abilities.
  • Knowledge of budgets, project management and financial analysis.
  • The Senior Project Director requires all of the above with a total of 10 years’ experience.
