Please be able to provide tools and transportation for all jobs presented below. Position requires that you pick-up and drop-off materials.

Jobsite may be at multiple locations in a day.

Pay is determined by experience, tools, accessibility and attitude.

Schedules can change and applicant has to be flexible and accommodating.

Applicant must take the required breaks.

UNIT CARPENTRY REPAIRS AND MODIFICATIONS

• - Repairs related to interior and exterior walls and doors
• - Patch sheetrock/drywall, tape and float, apply texture, sand, and re-paint doors & walls
• - Repair/replace flooring, baseboards, base cove, thresholds, and VCT flooring as needed
• - Repair and replace sinks or basins
• - Caulk countertops, sinks, and bathtubs etc.
• - Painting and touch ups in common areas as needed
• - Repairs window casings, door casings, and replace screens as necessary
• - Remove/Install windows and doors
• - Remove/Install AC window units
• - Modifications for Aging in Place- showers, grab bars, ramps, and manufacturing, repairing or performing maintenance on assistive technology equipment
• - Refurbish cabinets from mold and water damage

STANDARD ELECTRICAL REPAIRS

• - Check and identify control panels and electrical wiring as needed
• - Replace light bulbs and fixtures as need in units, buildings and throughout the properties
• - Check electrical plugs and switches or replace as needed
• - Tests smoke and carbon monoxide alarms and replace batteries or housing
• - Replace ballasts and oven receptacles

PLUMBING REPAIRS

• - Replace/repair/unclog toilets
• - Replace/repair/unclog sinks/vanity
• - Check plumbing- Replace/repair hot water heater
• - Replace/repair drain lines- Replace/repair supply line
• - Replace/repair/unclog tub drain and diverter valves
• - Faucets and shower repairs or replacements when necessary
• - Work on multiple types of material for plumbing like copper, abs, cpvc, etc.

UNIT TURNOVERS

• Paint all previously painted surfaces in unit by using drop cloths to protect company and personal property.
• Repair cabinets and laminate countertops as needed.
• Remove/Replace Flooring as needed Level Floor as needed.
• Able to turn over vacant units for occupancy per agreement in proper time frame.

REPAIRS

• - Check weather stripping, replacing/repair if necessary
• - Check security and functioning of doors and windows by testing and repairing as need

APPLIANCE REPAIRS

• - Install, haul, move, necessary appliances and equipment as needed
• - Ensure operation of appliances
• Report defective appliances to Property Manager when unable to repair.

WINDOWS AND SOLAR PANEL CLEANING

• Set up and maintain water purification system
• operate water fed pole and brush
• clean surfaces to a spot free finish
• keep materials, equipment and area neat and clean
• follow proper safety requirements

OTHER TASKS

• - Inspect and be able to troubleshoot various equipment and systems
• - Maintain accurate inventory of all tools, materials and parts
• - Perform written resident work orders as assigned
• - Able to apply, read and interpret documents such as safety rules, opening and maintenance instructions, procedure manuals and MSD sheets
• - Attend all mandated trainings

Job Type: Full-time

Pay: $20.00 - $35.00 per hour

Schedule:

• 8 hour shift
• Monday to Friday
• Weekend availability

Ability to commute/relocate:

• Oahu Island, HI: Reliably commute or planning to relocate before starting work (Required)
