OVERVIEW:The leasing consultant is the community’s sales representative whose primary duties are to greet residents and/or future prospective residents, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified applicants. A leasing consultant is very service oriented and strives to make current residents feel welcome and comfortable in their community. This person is responsible for the leasing, marketing and maintaining positive resident relations of our multi-family residential community.

DUTIES AND RESPONSIBILITIES

  • Must conduct all business in accordance with Crest Management’s policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

MARKETING/LEASING

  • Maintains a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.
  • Inspects models and “market ready” vacancies daily to insure cleanliness.
  • Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments. Transfer calls to assistant manager or property manager when appropriate.
  • Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.
  • Maintains awareness of local market conditions and trends. Contributes ideas to the property manager for marketing community and for improving resident satisfaction.
  • Occasionally will be asked to perform external market surveys and outreach at nearby businesses, organizations, etc.
  • Actively helps manager coordinate all renewals throughout the month. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss leasing options .

ADMINISTRATIVE

  • Prepares all lease paperwork including related addenda and accepts rents and deposits.
  • Completes Guest Card information form on all clients, sends thank-you notes and performs follow-ups.
  • Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status.
  • Physically inspects community when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies when needed.
  • Inventories office supplies on periodic basis. Reports need to property manager.
  • Organizes and files appropriate reports, leases and paperwork.
  • Assists property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, market surveys, etc.
  • Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook
  • Performs any additional duties assigned by Property Manager, Maintenance Director, or Vice President.

QUALIFICATIONS

Minimum high school diploma - Required

Previous Leasing and/or Sales Experience - Required Work Hours: 30-40 hours per week

  • Exhibit an ability to support and contribute to community team.
  • Demonstrate strong oral and written communication skills.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Participate in training in order to comply with new or existing laws.
  • Ability to work a flexible schedule, including some weekends.
  • Experience in previous relevant customer service preferred, but not required.
  • Neat, clean, professional at all times throughout the workday and/or whenever present at the community.
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.

DRIVING/TRAVELING REQUIREMENTS:

  • Occasional need to utilize own personal transportation to show prospects and inspect apartment community.
  • In some cases, the leasing consultants will need to operate a property golf cart to show residences to potential customers.
  • Must have valid driver’s license and automobile insurance.
